chicken any one

I'm a newbie, especially to commercial stuff, i was asked to look at a franchise chicken place thats wall paper is peeling on all exterior walls. My guess is that there is no where for moisture to go once penetrated behind the stucco coating. Decorative CMU's are at the base of the exterior and I cant figure out how moisture would escape in this scenario. How do i write this up? Do you think they forgot a moisture barrier???
The photos are of 1, peeling paper and rusted corner guard. 2 Drywall above drop ceiling. 3, Exterior. 4, Siding below chair rail.
I don't use moisture meters, but guessing I don't need one here!

Vinyl Tile Inspection in St-Raymond, QC G3L 2S3

We have an immediate need for an inspector to inspect a vinyl tile floor in a residential home in St-Raymond, QC G3L 2S3.
The complaint is for poor performance. You are required to have a moisture meter. Temperature and humidity readings required along with pictures. A checklist will be provided.
Payment will be made within 10 days of completion of the inspection or immediately after the inspection if you accept bankcards. Payment will be in US funds.

Winterized Foreclosure

I did an inspection today for a realtor that is buying a foreclosure that a bank owns. The house can been winterized 11-5-08 with stickers everywhere. I did the inspection looking at the outside and attic, interior and all parts that I could inspect without the water and electricity on. The realtor wants me to come back and finish the inspection when she trys to get the water and power on. I am thinking that whoever winterized it should come dewinterize it. I have read pass post on the subject that were posted last year but things may be different now. Could someone inject some help here please

Natural Gas Line to BBQ

This material is new to me, so I thought I'd best ask.
One end is tapped off at the exterior just downstream of the gas meter, the other end is connected to a fixed exterior BBQ. Around 5 feet is exposed above ground at the meter (seems wrong to me, as it's a location where such damage by lawnmowers, weed wackers, foot traffic etc.), about 20 feet is buried in an unknown depth running the rest of the way the barbecue.
1) What's this material called, and is approved for this application?
2) If it is approved does anyone have a link to the manufacturer's installation instructions?
3) Generally, what/where are the code reference(s) for this type of installation?
4) About a foot down from the connection that the meter, a portion of the line is wrapped in what appears to be electrical tape. Is this just a kludge, or is this some sort of special tape approved to do whatever it's doing (plugging a leak? Weather protection for some kind of connector?) .

Elec grounding question

Hello all,
First post, I really learn alot from this forum, thanks.
I ran into this senario and was scratching my head.
SE has a #4 awg apparently tied into the footing, (wire goes down thru the slab anyway). But I saw this at the water main. Main is Poly-E with copper supply throughout.
Ground wire (green wir in picture) runs back to the panel.
How is this functional?

shake roof/ no drip edge

no drip edge metal; 24 in shake with 10 in. exposure; felt paper layered at each row of shakes; 5/8 plywood decking.
my question is the amount of overhang of the shakes at the rakes and eaves? as far as i know edge metal is not a requirement?

New old or Second quality...

Ok, this one has me baffled...
Walked a roof today and it looked good at first...
No buckling, burning, loos of granules, no nails showing all the stuff that is a CLEAR indicator of issues...
But then...
The exposure looks wrong... too much of the shadow is showing..
The, why are there what look like CUTS in so many of the shingles...I would think they were cracks, but they are too regular and in too many of the shingles...
What am I seeing....
I have large Hi-res pictures if someone wants to take a look.....
What looks like cracks are changes in THICKNESS of the shingles...weird...

Gas meter access.
|
Remodeled home today, rear porch was extended over the gas meter. The access panel opening is less than 22" by 24" (UPC 1209.5) probably not relavent but IRC has nothing I could find.
The 2006 N.C. Fuel Gas Code 401.9 states
"*Accessible and Acceptable Location*
A meter location, when required, shall be provided for the building or premises to be served. Gas metes shall be readily accessivle for inspection, reading, and replacement. Location, space requirements, dimensions, and type of installation shall be acceptable to the gas company."
(Code man speak with forked tongue)
What do I put in the report? "Recommend letter of acceptable installation be obtained from the gas co. prior to cllosing."?
Thoughts......anyone!

Carbon Monoxide detector 1 ft. above floor

During the inspection of this house, I cam across a carbon monoxide detector in the hallway, that was placed 1 foot above the floor. I have always seen them at ceiling level. Does anyone have a good explanation for this?

Mid efficiency furnace combustion air
|
So the mechanical room is located on the lower floor of a house constructed on a downslope lot and has 2 - 100,000 BTU, mid-efficiency furnaces. Two 4x14" screened vents opening into the foundation crawlspace provide combustion air. If each furnace requires a minimum of 100 square inches, these two vents are inadequate. Right? Thought so.
Now the real question. I was flipping through my code check and found an interesting note that I had not noticed before. "Only lower opening connected to underfloor area". This indicates that only one combustion air vent can go down into the foundation crawlspace area, the other has to go up into the attic or out an exterior wall. However, perusing the IRC, it looks like there is no restriction on both venting into the foundation crawlspace area, just cannot share an opening or duct. Anyone have an answer?
